Do photos and videos alone sell properties?
No.
It takes a desirable property with a realistic listing price and a
skillful salesperson to sell the home.
However, a prospective buyer’s interest has to be captured and held first. As buyers browse and cull the dozens listings that may meet their criteria it certainly helps if your listing has a certain polish and connectivity that separates it, however subtlety from the rest.
In the written description there are probably all the usual adjectives to describe the home’s attributes such as “great view” or “beautiful granite” or “fabulous master bath” and so on and as people read the description they will generally look at the photos to see what is so “great” or “beautiful” and, they naturally will expect a see a good photo of the beautiful granite etc, which makes the connection to what they are reading. But if there is no shot of the granite or if the photos are just the typical, often low quality photos taken with the average digital camera and there are no detail shots showing the great or the fabulous, then that creates a certain disconnect with what the person is reading and they may just move on to next listing. As they browse listings, you want yours to be a little different, in a good way of course, from the rest.
Before we begin a photo session for you we will carefully review your description of the property to ensure that the photos match everything as described in the listing and that there is that connectivity between what is described and what is seen. And of course the photos will be expertly produced using professional cameras, lenses and lighting equipment and together this will reflect your professionalism and attention to detail.
